We do the digging. You don’t fill out a thing.

Our online Rental Profit Checkup asks you 20+ questions. Here, we gather it all on the visit and a short call, then put it in your report.

Rent vs. what a new tenant would pay today

Utilities you’re paying that the tenant should

Lawn, snow, filters, and other tenant jobs you cover

Pet policy and pet rent

Late, renewal, admin, and month-to-month fees

Damage chargebacks and deposit recovery

Lease length, renewal timing, and built-in raises

Your repair cost per request

Whose name the property is in

Landlord vs. homeowner insurance policy

Your county property tax assessment

Cash-on-equity: keep, sell, or trade up

How it works

From request to report in four steps

We work out access with you, including notice for your tenant. You don’t commit to anything.

1

Tell us about your rental

A 2-minute form. We’ll confirm it qualifies and set a time that works.

2

Our tech walks the property

We coordinate access with you, including proper notice for your tenant if it’s occupied.

3

We build your report

Condition, repair forecast, tax check, lease review, and every money leak we find.

4

Walk through it together

On your Profit Game Plan call. Then fix it, manage it, sell it, or keep running it yourself.

No catch

Why give away a $1,389 checkup?

Because showing beats telling. Sending a tech out costs us real money, and we do it anyway. When owners see the real numbers on their rental, a lot of them ask us to fix something, manage it, or help them sell or trade up. That’s how we get paid. If you don’t need any of that, the report is still yours.

No contract to sign

No credit card

No hard sell

Hey Brady. I was wondering if we needed to come up with a game plan for our tenants renewing? I would like to avoid us having to get someone in there in December! Can we see if they want to do a 6 or 18 month lease?

Brady • 7:13 PM

Hey colbie. We actually pre-planned for this and signed them on a longer lease to start. They don’t expire until june, 2027. We’ve also got a pre-scheduled rent raise to $1,595 baked in which will go into affect December 1st.

Colbie Y. • 7:17 PM

Brady, you are the flippin man. Thank you for this. That seriously added years to my life. Hope all is well with you.

We’ve only been using Bellhaven’s property management company for a couple of months. So far we’ve only been through the process of listing our property for rent and searching for tenants. We have not used the property management company’s services yet for any repairs or problems with tenants. But so far they have been easy to work with, communication has been very clear and quick, and once we set rent at a reasonable rate, our property was leased and occupied within a very short time frame. From what I’ve experienced so far, I would recommend to anyone wanting to rent out properties.

… I want to say you're coming out of pocket, what, like $400 a month?

“Less now, like since we got with you guys, I think it's like $150, maybe 200 bucks.”

Joaquin (Bellhaven)

… prior then, you were looking at about $500 a month …

We’ve only been using Bellhaven’s property management company for a couple of months. So far we’ve only been through the process of listing our property for rent and searching for tenants. We have not used the property management company’s services yet for any repairs or problems with tenants. But so far they have been easy to work with, communication has been very clear and quick, and once we set rent at a reasonable rate, our property was leased and occupied within a very short time frame. From what I’ve experienced so far, I would recommend to anyone wanting to rent out properties.
