How much is the monthly payment on a $950k house?

Here's what that $7,560 actually pays for, with $47,500 down (5%) on a 30-year fixed at 7.32%. That's Freddie Mac's weekly average as of October 22, 2026.

Property taxes

$680

Homeowners insurance

$453

Taxes and insurance can swing that a lot depending on where you buy (more on that below). HOA dues, if the house has them, go on top.

Here's a quick way to think about price. Every $10,000 of house adds about $65 a month in principal and interest, or about $80 once taxes and insurance are in. So knocking $10k off the price helps… but it's not going to make or break you.

Going from 5% down to 20% down saves about $1,205 a month, but it takes $142,500 more cash up front. Zero or low down is legit, and more down lowers the payment. Pick based on your cash and your goals, not the 20% myth.

How much do I need to make to afford a $950k house?

It depends how tight you're willing to run your budget. Here are the three numbers I'd look at:

Budget (share of gross pay)

Yearly salary

Hourly

Comfortable (28%)

$324,018

$155.78

Workable (35%)

$259,215

$124.62

Stretch (43%)

$210,989

$101.44

Lenders will often approve you near the stretch number, and some programs go higher. That's your max, not your target. Buy below your max approval. Car payments, student loans and credit cards all come out of that same debt-to-income budget.

One more thing… don't tour houses above your real budget. Once you've walked through those, the ones you can afford start to feel like a letdown.

How much is the down payment on a $950k house?

You don't need 20% down. Here's the cash for the common options on a $950,000 house:

Option

Down payment

VA loan (eligible veterans and service members)

$0

5% down

$47,500

10% down

$95,000

20% down (no PMI)

$190,000

Heads up: with 5% down, a $950,000 house needs a $902,500 loan. That's above the $832,750 conforming loan limit for most of the country in 2026, though some high-cost counties go up to $1,249,125 (FHFA). That makes it a jumbo loan. Each lender sets its own jumbo rules, and they're usually stricter on down payment and credit than a regular loan.

Under 20% down on a conventional loan, you'll pay PMI. It's not forever. You can ask your lender to cancel it once you owe 80% of the home's original value, and it ends automatically at 78% under federal law (CFPB). Your lender won't bring it up, so put a reminder on your calendar and ask.

This is NOT lending advice. Programs, limits and approvals change, and your lender sets the final numbers.

How much are closing costs on a $950k house?

Closing costs usually run 2% to 5% of your loan amount (Freddie Mac). On a $902,500 loan, that's $18,050 to $45,125.

Add your $47,500 down payment and you're looking at $65,550 to $92,625 total cash to close.

PRO TIP: Ask for seller-paid closing costs. It comes up all the time, and plenty of buyers never ask. Even better, a seller credit used to buy down your rate usually lowers your payment more than the same dollars off the price. Ask your lender to quote your rate with zero, one and two points so you can compare.

How interest rates change the payment on a $950k house

Rates move the payment more than most buyers expect. Same $950k house, same $47,500 down:

Rate

Monthly payment

Difference

6.32%

$6,959

$601 less

7.32% (today)

$7,560

8.32%

$8,186

$626 more

That's about $614 a month for one point either direction. If the payment works for you now, buy now. If rates drop meaningfully later, refinance then.

What credit score do you need for a $950k house?

The price doesn't set the minimum score. The loan program does. For FHA, it's 580 or higher for 3.5% down, and 500 to 579 can still qualify with at least 10% down (HUD Mortgagee Letter 2026-11). Below 500 doesn't qualify for FHA at all. Jumbo lenders set their own minimums, and they usually want a higher score.

A higher credit score usually gets you a lower rate, and you just saw what one point does to this payment. Two habits that help: keep your card balances around 10% of your limits, and don't open new credit or finance furniture or a car while you're under contract.

Next steps

Alright, now you know what a $950k house really costs. Here's what I'd do next:

  1. Get pre-approved and understand your program options. A pre-approval means a lender actually checked your credit and income. Sort out financing before you fall in love with a house.

  2. Set your real budget. Start from the payment you're fine with, not the max you're approved for. Leave room for utilities, groceries and about 1% of the home's value a year for upkeep ($9,500 a year on a $950,000 house).

  3. Vet your agent. Ask if it's a good time to buy. The honest answer is "it depends on you."

  4. Run the real numbers on every house you like. Get the actual tax bill, an insurance quote, the HOA dues and a year of utility bills.
