Rexburg Has Retail Space Everywhere. A Shop With a Drive-In Door Is Harder to Find.
If you run a trade out of your garage in Rexburg, you already know how this goes.
The trailer lives in the driveway. The inventory lives where the car should be. And every time you search for shop space for rent, you get storefronts on 2nd East, a 16,000 square foot retail box, or a storage unit you can't actually work in.
We manage property across eastern Idaho, and we just took on a shop building off the Thornton exit. So we did our homework on this market first. Here's the honest version: what's available, what it really costs, and what to check before you sign anything.
Rexburg grew up. The shop inventory didn't.
Rexburg went from 25,484 people in 2010 to 39,409 in 2020. That's a 54.6% jump in ten years. Madison County grew 41% over the same stretch and sits around 55,172 today, according to the U.S. Census Bureau.
Since 2020 the city itself has leveled off, at about 40,334 as of mid-2025. But the work didn't level off. Every one of those new houses, apartments and remodels needs plumbers, electricians, HVAC techs and landscapers. Most of them are crews of one to five people.
And those crews all need the same thing. A door big enough for the truck. A bathroom. A small office for the paperwork. Heat in January.
What's actually on the market
When we checked in early October 2026, the big listing sites showed 57 commercial spaces for lease in Rexburg. 24 were retail. 13 were industrial or warehouse, and most of those started around 3,000 square feet and went up from there.
LoopNet showed exactly two warehouses for lease in town. Two.
So the small operator ends up with one of three options:
Keep working out of the garage. Free, right up until a neighbor complains or the business outgrows it.
Rent a storage unit. Cheap, but there's no bathroom, no office, and most facilities don't want you running tools in there.
Lease 5,000 square feet because that's what's available, and pay for space you won't use for years.
None of those are wrong exactly. They're just not what you want once the business is real.
What shop space really costs around here
Let's put real numbers on it.
New flex space off the Thornton exit is listing around $11.40 per square foot per year. That rate is net, which means utilities, property expenses and building services get added on top.
Run it out. A 1,680 square foot unit at $11.40 is $1,596 a month in base rent. Now add your share of taxes, insurance and maintenance. Add gas, power, water, trash and snow removal. The real monthly number is meaningfully higher (Likely $2000+ per month), and you won't know exactly how much until the bills start showing up.
On the cheap end, you'll see ads on Facebook Marketplace for older shop space around 60 to 75 cents a foot per month. Some of them are fine. A lot of them are tucked in the back of a warehouse area with no office or bathroom. And a few only hold that rate for the first couple months (read the fine print).
Gross lease vs. net lease, for shop space
Gross lease. One number. The landlord covers property taxes, building insurance and building maintenance, and often water, sewer, trash and snow. You pay your own gas and power.
Net lease. The advertised rate is base rent only. Taxes, insurance and maintenance get passed through to you, usually estimated monthly and trued up at the end of the year.
Neither one is dishonest. But if you're a three-person crew trying to budget a year, a gross lease is worth real money. You know your number.
Boats and RVs: storage unit or shop?
Enclosed storage units in the Rexburg area run about $156 to $210 a month for a 12 x 30 or 14 x 30. An oversized 15 x 44 enclosed unit in Rigby lists at $250.
If you have one boat, that's the right answer. Period.
But if you've got a wake boat, a camper and a side-by-side, or three or four families who want to go in together, the math changes. A 2,100 square foot heated bay split four ways at $1,800 is $450 each.
It's not cheaper than a storage unit. It's a heated shop with power instead of a metal box, and a place to actually winterize and work on things. Here's how the shared setup works for heated boat and RV storage near Rexburg.
What to ask before you sign anything
Whatever building you end up in, run through this list.
Is it gross or net? If it's net, ask what last year's actual pass-through was per square foot.
How big is the door? Width and height. Measure your tallest trailer before you tour.
What power is there? Single-phase or three-phase. If you weld or run big compressors, this matters, and three-phase is expensive to add later.
What heats the shop, and who pays for it? Separate meters for each bay, or a split bill?
What uses are allowed? A lot of shop landlords won't take auto repair. Ask before you assume.
Is outside storage allowed? Trailers, materials, an equipment yard. Plenty of buildings allow parking only.
Can you build out? Extra offices, shelving, a mezzanine. And who removes it when you leave.
What are the sign and roof rules? Where signs can go, and whether you can drill the roof for a vent or a dish.
What's the shortest term, and what happens at renewal? Is there a premium for short terms, and is there a cap on increases?
If the landlord can answer all nine without checking, that's usually a good sign about how they'll manage the building.
Where to look between Rexburg and Idaho Falls
Just off the Thornton exit on Highway 20, at 4990 Eastside Dr, Rexburg Shop Space has four 2,100 square foot bays for lease. Each one has a 14 x 14 drive-in roll-up door big enough to pull a semi inside, a 10 x 12 office, a bathroom, gas heat in the shop, and fiber internet available.
Rent is $1,800 a month on a gross lease. That works out to about $10.29 a foot a year, with water, sewer, trash, snow removal and building maintenance already in it. Tenants pay their own gas and power, metered separately for each bay. That rate is for a two-year lease, and shorter terms are available at a higher rate.
It's set up for exactly the tenants we've been describing. Contractor shop space for plumbers, electricians, HVAC and landscapers. Warehouse space for small distributors, equipment dealers and online sellers. Studio and gym space for dance, martial arts and fitness. It's not available for automotive or small engine repair, and there's no outside storage.
Coming from Idaho Falls? It's about 25 minutes up Highway 20, and the all-in rent usually beats what you'll find in town. More on shop space near Idaho Falls.

If you're ready to get out of the garage, don't chase the lowest headline rate. Get the door size, the lease structure and the landlord right, and the rest mostly takes care of itself.
